Terms & conditions

These general terms govern (i) reservations made by guests on properties managed by LOC & KEYS and (ii) the short-term rental management mandate signed between owners and LOC & KEYS. Where they conflict, the specific terms of the mandate or reservation contract prevail.

1. Definitions

Publisher: OMNIVATION - C L’AGENCE, SASU, editor of the LOC & KEYS brand.
Guest: any individual booking a stay via LOC & KEYS.
Owner: rightful holder of a property under management with LOC & KEYS.
Property: furnished tourist accommodation offered for rent.

2. Guest booking

A booking is confirmed once full payment (or the required deposit) is received together with a copy of an ID.

3. Payment

Payments are processed via our secure payment provider (3D-Secure) or by bank transfer. A security deposit may be required depending on the property.

4. Tourist tax

Tourist tax is due as per the municipality where the property is located, collected by LOC & KEYS for direct bookings or by the marketplace used.

5. Guest cancellation

  • 30 days or more before arrival: full refund minus a 10 % handling fee.
  • 30 to 8 days before: 50 % refund.
  • Under 8 days or no-show: no refund.

Unless more favourable conditions are offered by the booking platform.

6. Guest obligations

Guests undertake to use the property reasonably, respect the house rules and report any incident promptly. Damage is charged at cost.

7. Management mandate (owners)

The short-term rental management mandate runs for one (1) year, renewed by tacit agreement. LOC & KEYS earns a commission on collected revenue per the current schedule.

8. Owner payouts & IBAN

Monthly transfers to the IBAN provided by the owner. IBAN is masked in the UI for security and editable at any time.

9. Termination

Either party may terminate with three (3) months notice by registered mail. Bookings confirmed before the effective termination date will be honoured.

10. Liability

LOC & KEYS holds professional card TG no. CPI06052024000000110 and a financial guarantee with QBE Europe SA/NV. Liability is limited to direct, foreseeable damages.

11. Disputes & mediation

Disputes that cannot be settled amicably may be referred to MÉDIATION CONSOMMATION DEVELOPPEMENT (https://www.medconsodev.eu/). Otherwise, the courts of Cannes (French law) have jurisdiction.

LOC & KEYS is a brand of OMNIVATION - C L’AGENCE, SASU with a share capital of 100 €, registered with the Cannes Trade and Companies Register under number 929 770 907.
